The communities
Lots at Cumbres de Mita
A residential lot community in Higuera Blanca, with a Casa Club, infinity pool and 24/7 security with controlled access, already in operation; gym, 3 km of trails, pet-friendly and kids' areas, in planning. Pre-sale: lot delivery expected in 2027, and four years to build with your architect under the community's design guidelines. Here I have the exclusive on lots 119 and 120.
Lots at Higuera Residence
A private community of more than 11 hectares (112,136.06 m²) in Litibú, on the Punta de Mita – Sayulita road, with controlled access and a security gatehouse. It has 126 residential lots in 9 blocks, from 211.74 to 716.89 m², and 3 macro-lots. The clubhouse, pool, gym and padel court are approved in the project, with no published construction date. Across the road is an 18-hole golf course that is not part of the community: living across from it does not include a membership.
Condos at Kumo Living
A four-story building with 27 pre-construction condos in the upper part of Cumbres de Mita, in six floor plans: from a 63 m² one-bedroom loft to a 152 m² three-bedroom penthouse with a terrace. Completion planned for October 2030. Condos come without air conditioning, with the space and pre-wiring to install it.

Two different ways in
The three communities here do not share an entrance. Cumbres de Mita, with Kumo Living on its upper section, is entered from Highway 200, in Corral del Risco. Higuera Residence sits on the Punta de Mita – Sayulita road, in Litibú. From the Cumbres de Mita gate, Litibú is about 2.3 km away in a straight line.
Beaches and towns nearby
In a straight line from the Cumbres de Mita gate: La Lancha, a surf beach, is 2.2 km away; the town of Punta de Mita and El Anclote beach, 2.5 km; the hotel area on the peninsula, 3.2 to 4.3 km; La Cruz de Huanacaxtle, a town with a marina, 12 km; and the Puerto Vallarta Malecón, 33 km. From the Higuera Residence gate, La Cruz is 11 km away. Every trip is longer by road.
What is for sale here and how it differs
None of the three is on the sand. At Cumbres de Mita the lots face the jungle and start at 160 m²; the ocean can only be seen from the upper section, where the Kumo building will go. At Higuera Residence the nearest beach is 800 m away, and besides the lots there are macro-lots for developers and zones that allow vertical construction of up to 4 stories. Kumo is the choice for someone who wants a condo instead of building. They are also at different stages: Cumbres already runs its Casa Club and pool, Higuera has its amenities approved in the project, and Kumo is a pre-construction building due in October 2030.
The water off the point
According to CONANP, Mexico's protected-areas agency, the Islas Marietas National Park lies off the Punta de Mita coast; it was established by decree in the Official Gazette on April 25, 2005. The water here is used for paddleboarding, surfing and snorkeling, and boat tours head out across the bay.
Who is behind them
All three are developed by CAM Grupo, which has two more projects in this same area: Torre Marsai, in Punta Negra, already delivered, and Nahya Residences, inside Cumbres de Mita, fully sold. Before reserving, you can walk each site with an advisor and ask for the contract to review it with a lawyer.

How buying works in Punta de Mita
Buying from abroad
The Punta de Mita coast is within the 50 km strip where a foreigner cannot take direct title to land; you buy through a bank trust, the fideicomiso (Mexican Constitution, art. 27, sec. I).
Can foreigners buy a house on the Nayarit coast?Pre-sale
At Cumbres de Mita you sign a promise-to-purchase agreement with CAM Grupo, the developer, and you pay them directly, never me. You sign the deed on the date your contract sets. For Higuera Residence and Kumo Living: pending confirmation on each listing.

How do you verify a developer and a real estate agency in Mexico?Time zone
Bahía de Banderas runs on Central Mexico time, even though the rest of Nayarit is on Pacific time (Time Zones Act, art. 3, sec. II). Deals end at 11:59 p.m. on that clock.

- Does the price include closing costs?
- At Cumbres de Mita, no: it does not include deed or paperwork costs. For the other two, pending confirmation.

- At Cumbres de Mita, no: the lots face the jungle. At Higuera Residence, what sits across the road is the golf course. At Kumo Living, the direction each condo faces changes with the floor plan and the floor.

- That is not defined yet. Neither Cumbres de Mita nor Higuera Residence has a condominium regime yet, and its bylaws will set what is allowed.
