Privacy notice

Last updated: November 2, 2026 · Version 4

This notice covers the banderazo.mx site, its forms (tour request, "Tell me what you're looking for", "Get the plan and price" and "Tell me if the price drops"), the WhatsApp button and Esteban Hernández's WhatsApp chat. It is issued under Mexico's Federal Law on the Protection of Personal Data Held by Private Parties, published in the Official Gazette (DOF) on March 20, 2025. The data protection authority is the Ministry of Anti-Corruption and Good Governance (Secretaría Anticorrupción y Buen Gobierno). This is a courtesy translation; if it differs from the Spanish text, the Spanish text prevails.

1. Who is responsible for your data

Esteban Hernández [not confirmed yet], an individual doing business under the trade name banderazo, tax ID (RFC) [not confirmed yet], with an address for legal notices at [not confirmed yet], is responsible for your personal data.

  • WhatsApp and phone: +52 311 202 8186
  • Email: [not confirmed yet]
  • Hours: [not confirmed yet], Mexico City time.

2. What data I use

  • Identification and contact: your name and your WhatsApp or phone number. For "Tell me if the price drops", only your WhatsApp.
  • What you tell me about your search: what you're looking for (lot, home or condo), the property or community you saw and its price at that moment, and the day and type of tour you picked.
  • Financial data, only if you answer: your approximate budget and whether you'd pay cash or with a payment plan. They're optional, and I use them only with your express consent, which you give by picking an option with this notice in view. They are not shared with Meta.
  • How you reached the site: the page you landed on, the campaign (UTM parameters), the site you came from and the country you're writing from. With your advertising permission, also the ID of the ad you clicked (Meta or Google) and the Meta Pixel cookie.
  • Technical data when you send a form or tap WhatsApp: IP address and browser type.

I don't ask for sensitive personal data. I don't ask for your age, nationality, marital status, income or credit history either.

3. What I use it for

Necessary purposes (without them I can't help with what you asked for):

  1. Answer you and send the information you asked for: plan, price, availability or options that match your search.
  2. Book, confirm and follow up on your tour or video call.
  3. Tell you if the property's price drops, when you asked me to.
  4. Keep a record of your request and its follow-up, and protect the site against abuse and automated messages.

Secondary purposes (you can say no and I'll help you all the same):

  1. Send you dated deals on WhatsApp for properties like the one you want. Only if you tick the box on the form. Every message says how to opt out: reply "stop".
  2. Measure which ads bring visits and requests, and improve who sees them (Meta). Only if you accept advertising in the cookie notice.
  3. Count site visits to improve it (statistics, no cookies). It turns off if you tap "Decline".

To say no to the secondary purposes: leave the box unticked, tap "Decline" or "Site measurement only" in the cookie notice, or write to me on WhatsApp or by phone at +52 311 202 8186.

4. Who it is shared with

Providers that process data on my behalf (processors):

  • Meta (WhatsApp): WhatsApp messaging.
  • Cloudflare: site hosting, the request database and abuse protection (Turnstile).
  • Telegram: the internal alert Esteban gets when a request comes in.
  • PostHog, Inc. (United States): site statistics, when switched on.

Transfers:

  • To the developer or owner of the property you're interested in: your name, phone and what you asked for, only to give you information, book your tour and, if you decide to buy, prepare your contract. It doesn't require your consent because it's needed for the deal you asked for; I give them this notice and they must comply with it.
  • To Meta Platforms (Ireland and the United States), as a third party: only if you accept advertising in the cookie notice. The Meta Pixel and the Conversions API send Meta the event (visit, request, contact or tour), your phone number and name converted into a code (SHA-256 hash), the ad ID, your IP and your browser. A hash doesn't make you anonymous: Meta matches it to its accounts and uses this data to measure my ads and for its own advertising purposes, under its policy.
  • To authorities, when a law or an order requires it.

I don't sell your data.

5. How long I keep it

  • Your request and its follow-up: up to 24 months after our last contact. If you buy, I keep what's needed for as long as tax and anti-money-laundering laws require. After that, I block and delete it.
  • How you reached the site, in your browser: up to 90 days.
  • Your cookie choice: 12 months, or until this notice changes.

6. Your rights

To access or correct your data, delete it, object to its use, withdraw your consent or limit its use, write to me on WhatsApp or by phone at +52 311 202 8186 with: your name, a way to reply to you, a copy of your ID (or your representative's and the document that proves it), which right you want to exercise and over which data. I'll answer within 20 days of receiving your request and, if it applies, carry it out within the following 15 days. It's free. If you disagree with my answer, you can go to the Ministry of Anti-Corruption and Good Governance (Secretaría Anticorrupción y Buen Gobierno).

If you write "stop" or "don't message me", I stop sending you messages that same day.

7. Cookies and tracking technologies

The site, WhatsApp and the forms work the same if you decline. The cookie notice has three options of the same size, none selected by default: "Decline", "Site measurement only" and "Accept advertising".

  • Necessary (can't be turned off): your cookie choice and your visit reference (Ref BZ-…, to link your WhatsApp to your request), stored in your own browser. If you arrive from an ad, your browser stores the click ID for up to 90 days; it is sent only if you accept advertising.
  • Site measurement (PostHog, Inc., in the United States): counts visits and measures what gets used, with no cookies and no session recording. It receives your IP address to estimate your city and does not keep it. If you decline, it doesn't load.
  • Advertising (Meta Pixel and Conversions API): only if you tap "Accept advertising". They use the `_fbp` and `_fbc` cookies (up to 90 days) and send Meta what section 4 describes.
  • Global Privacy Control: if your browser sends it, I treat it as declining advertising.

Change your choice anytime from "Measurement preferences" in the site footer, or by clearing the site's data in your browser.

8. Changes to this notice

If this notice changes, I'll post it on this page with its date and ask you about cookies again.

This notice is a courtesy translation of the Spanish original; if they differ, the Spanish text prevails.
