Consumer information
Last updated: November 2, 2026
This is what you should know about who is selling to you, how I handle questions and complaints, and what you can ask for before you pay. Mexico's real estate consumer standard (NOM-247-SE-2021) and Federal Consumer Protection Law require it. This is a courtesy translation; if it differs from the Spanish text, the Spanish text prevails.
1. Who you're dealing with
banderazo is the trade name of Esteban Hernández [not confirmed yet], an independent real estate agent doing business as an individual.
- Tax ID (RFC): [not confirmed yet]
- Address for legal notices: [not confirmed yet]
- WhatsApp and phone: +52 311 202 8186
- Email: [not confirmed yet]
- Website: banderazo.mx
I'm not part of any network or franchise. Each developer builds, delivers and sells its own community; I advise you and help you through the purchase.
2. Customer service and complaints
- Hours: [not confirmed yet], Mexico City time.
- How: write to me on WhatsApp or by phone at +52 311 202 8186. It's free.
- Address for complaints and to review documents: [not confirmed yet]
- PROFECO: if I don't resolve your issue, you can go to Mexico's consumer protection agency (Procuraduría Federal del Consumidor). Phone: +52 55 5568 8722. Website: https://www.gob.mx/profeco
3. What gives me the right to sell each property
Every listing says how I sell it:
- Exclusive: with a contract or the owner's written authorization, with its date.
- In collaboration: with the developer's permission; price, availability and payment plan come from its price list, with the date shown on the listing.
Ask me for the written authorization for any property before you reserve, and I'll show it to you.
4. Documents you can ask for before you reserve
Ask me on WhatsApp, or review them at the complaints address, for these documents from the developer:
- The deed proving ownership and any liens (they must be cleared at closing).
- The community's licenses and permits.
- The construction plans and the scale model, if it's a pre-sale.
- The standard-form contract registered with PROFECO (registration no. [not confirmed yet]).
- The payment options and plans, with the total for each one.
- The closing terms and their costs.
- The cancellation terms.
- The consumer bill of rights under NOM-247-SE-2021. I'll send it to you on WhatsApp.
5. Prices and deals
- Prices are in Mexican pesos (MX$), for cash payment, and carry the date of the developer's price list. If 14 days go by without a check, the price says "not confirmed yet".
- They don't include closing or paperwork costs.
- Every deal shows its amount, its terms and its end date, approved in writing by the owner, and ends at 11:59 pm Mexico City time on the day shown. Anyone who meets its terms within that period is entitled to it.
- If a payment plan changes the total, I'll give you the total in writing before you reserve.
6. Deposit and payments
If you decide to reserve, the deposit counts toward the price. Before you pay, I'll give you in writing the amount, which developer account it goes to, what rights it gives you, and how and by when you can ask for a refund with no penalty. You get a receipt. I never ask for deposits or payments into an account of mine or by message. You don't pay anything on this site.
7. Deed signing
You sign the deed before a notary on the date set in your promise-to-purchase agreement with the developer. If a listing shows an expected date, it's the developer's; the date in your contract is the one that counts.
8. Deals on WhatsApp
I only send you deals if you ticked the box on the form. Every message carries my name, address and phone, and to stop them you reply "stop"; I record it that same day. If your number is on PROFECO's do-not-advertise registry (REPEP), I don't send you advertising.
9. Your personal data
How I use your data and how you exercise your rights is in the privacy notice.
